Room Types and Rate Plans: A Simple Guide for Hotel Owners
Pricing is one of the biggest levers a hotel owner has, but it quickly becomes messy when every special price is handled by hand. A clear structure of room types and rate plans keeps pricing flexible and simple.
Room types
A room type groups rooms that are sold the same way: Standard, Deluxe, Suite, Family Room. Keep the list short and meaningful to the guest. Each room belongs to exactly one type.
Rate plans
A rate plan is a way of selling a room type. Common examples:
- Room only — the base price
- Bed and breakfast — includes breakfast
- Weekend — a different price on Friday and Saturday
- Seasonal — peak and off-peak pricing
- Long stay — a lower nightly rate above a minimum number of nights
- Corporate — agreed prices for regular business guests
Rules keep plans manageable
Instead of creating a new plan for every situation, use rules on a plan: date ranges, days of the week, minimum stay, or occupancy. The system then calculates the right price automatically.
Common mistakes
- Too many room types that guests cannot tell apart
- Duplicated plans that differ only by date
- Prices updated in one channel but not another
- No review of which plans actually sell
Review monthly
Look at occupancy and average rate by plan each month. Retire plans that never sell and adjust the ones that do.
